Job Title: Asset Manager

Description:
· Provide general management and strategic direction for a defined portfolio of properties.
This includes frequent contact with Property Management personnel, Leasing Agents and Joint Venture Partners to discuss/review performance, establish property goals and communicate acceptable lease terms
• Oversee or assist in the budgeting process and preparation of the annual strategic plan for each property.
• Provide assistance to the Transactions team and conduct due diligence for both the acquisition and sale of properties. In selected cases, manage the entire sales process with the cooperation of the sales
team.
• Negotiate contracts with property management and leasing firms.
• Conduct analyses of various investment decisions (leasing, financing, acquisitions, hold/sell).
• Research tenant information to evaluate credit-worthiness, growth prospects, business outlook, etc.
• Compile property information to conduct analyses (e.g., lease rollover, single tenant exposures, operating results, capital expenditures, etc.)
• Coordinate quarterly appraisal process for investment properties. Assure required information is communicated and provided to
appraisers.
• Review quarterly appraisals for factual accuracy and consistency with other similar properties. Identify factors contributing to changes in valuation.
• Prepare reports and analyses on a regular and ad hoc basis at the direction of the Portfolio Manager.
• Develop and maintain relationships with partners, brokers, developers and managers.
• Perform site visits to inspect properties and develop expertise in different markets.
ADDITIONAL RESPONSIBLITIES:
• Respond to periodic client and consultant requests for information. This may include researching historical information and proposing possible solutions/recommendations.
• Securing property leverage and ensuring loan compliance.
• Preparation of materials for client reports and presentations, board meetings and management presentations.
• Assist in drafting and compiling proposals for new business.
• The position requires periodic travel to inspect properties and to meet with clients and property managers and brokers.
Job Requirements:
• A bachelor's degree in finance or real estate is preferred.
• 3 to 5 years of real estate asset management experience is required.
• Proficiency in Windows, Word and Excel is required.
• Proficiency in Argus or DYNA Lease is preferred.
• The ability to function without immediate supervision is necessary because of the small team size and frequent travel by the Portfolio Manager.
• Strong oral and written communication skills are essential.
• Excellent organizational skills and the ability to handle multiple assignments and meet deadlines are essential.
• Strong analytical skills are essential with a good understanding of net present values,IRRs and cash flow modeling is preferred.
